Minor Clarification on Seek

The question has come up a few times whether Seeking interrupts other things, like resting or being concealed. I've taken the intuitive interpretation that it shouldn't. Also, just as a friendly reminder to the monsters I've been ganking, Seek must be called when the concealment is first noticed, whether or not the concealed character is able to hear it.

Seek

The action allows the user to see through a single concealment (Feign, Hide, SneakVanish), Meld, or Teleport effect. The effect itself does not end, but the user may perceive the concealed or Teleporting character normally. The action may only be used when the user first observes such an effect out of play. If it is not used immediately, the user may not use Seek against that particular instance of the effect. Using a Seek action does not interrupt other actions, such as concealment, rest, or Pin.

Ok, for my clarification: Say I vanish, but no one "sees" my action. I start moving in, can a person with seem perceive me to use their action? Or since they didnt see me vanish, can they not use the action?
2nd scenario: I vanish, they choose not to seek, they can't seek at a later time from that action?

You see someone with two hands over their head. You can call Seek to ignore it. If you don't do it right away, you can't decide to call it later on. It matters when you saw the person with hands over their head; not when that person used the concealment.

Scenario 1: regardless of where you used your action, and whether or not they were there for it, a player may use seek the first time they see you (example - you vanish down in Oaks and walk up to the Tavern. As soon as you walk in the door, anybody in there who has not OOP seen you go by already in THAT vanish can call seek). Scenario 2: if someone sees you while concealed, or see you use a concealment, and chooses not to seek, they cannot use it later until you have become unconcealed and used another concealment.

On critters with at will vanish, how do you even kill those. one simply cant get a mechanic off between the vanishes

All monsters like that have it as a spell or three-count. If they're not taking time to do the interruptible thing in between, call them on it.

Phase does not render you invisible, merely "ghostly".

"The action renders the affected character immune to all attacks. The character must cross both arms over his or her chest to indicate the effect, and must declare "Immune" whenever he or she would otherwise be hit by an attack. The effect ends if the user performs any action other than moving or speaking." (PHASE)
